The entry into investment sales poses challenges even for experienced real estate companies. To make the entry as intuitive as possible for its employees, McMakler relied on digital tools and clear processes right from the start. Investagon became the basis for smooth processes.

More focus on investment properties

In a changing real estate market and under new regulatory conditions such as the Growth Opportunities Act and the introduction of degressive depreciation, Berlin-based McMakler Investment GmbH is repositioning itself strategically.

The company is not a traditional financial sales company or a franchise, but a genuine real estate broker – and a subsidiary of the McMakler Group, one of the largest brokerage companies in Germany with over 300 permanently employed brokers.

Under the leadership of Managing Director Marc Stolze, the company is currently building up its investment sales division – and is focusing on digitalized and efficient processes. In addition to the new division, Stolze is also responsible for the entire area of apartment buildings, i.e. transactions involving multi-family houses.

The challenge: paving the way for a new business segment

The decision to expand investment sales as a strategic focus area marked the beginning of an important phase in the company’s growth for Stolze and his team. Among other things, the move addresses customers’ growing interest in investment properties.

From the outset, it was important for the sales team to offer a convincing service in the new business segment: “For us, service quality is paramount. We want to provide our customers with the best possible advice on their investments,” says Stolze.

Not an easy task: His team advises experienced investors who want to delve deep into the details of a cash flow calculation as well as investors who are interested in investment properties but wantsimple, understandable explanations.

The company was therefore looking for a flexible tool that would allow brokers to present complex products in varying degrees of detail depending on customer requirements.

As a large, process-oriented company with several thousand real estate transactions per year, the McMakler team relies on clear processes. The new sales solution should therefore not only make work easier for individual brokers, but also integrate seamlessly into existing processes.

The solution: Investagon as an intuitive distribution system

In the search for a suitable software solution, McMakler received a tip from a property developer to take a look at Investagon. The first test access was already convincing: “We got access via a property developer and then it was actually immediately clear that we liked the user-friendliness and clarity best,” reports Marc Stolze.

After a few pragmatic and cooperative discussions, the collaboration was sealed. “We were particularly impressed by Investagon’s clarity, especially when it came to customer presentations, setting options and user-friendliness,” says the Managing Director. “Because our brokers work with it every day, simple and intuitive handling is a must.”

The uncomplicated creation of new projects is also particularly positive for him. “With the explanatory videos in the tool, I was immediately able to create my first project with 50 units. So you’re very quickly in a mode where you can go straight into consulting,” says Stolze.

Investagon is proving to be the right choice not only for internal processes, but also in discussions with customers – for example, when it comes to illustrating the impact of different financial parameters: “The slider function, which I can use to adjust interest rates, repayments or rental prices, is extremely helpful. It allows our brokers to show the customer immediately what happens if certain assumptions change.”

Initial successes: more efficient advice, satisfied customers

Shortly after the launch, almost ten brokers were already working with Investagon. The first new construction projects were successfully set up and integrated into the consultation process. Calculations can be adjusted in discussions with just a few clicks and even complex investment models can be displayed clearly. This creates more transparency for customers and saves brokers time and effort.

According to Marc Stolze, the team’s conclusion speaks for itself: “The best feedback is when sales staff and customers don’t complain. And that hasn’t happened yet.”

Looking to the future: growth with Investagon

McMakler plans to gradually expand its investment sales in the coming months. In the future, not only new construction projects, but also existing properties and apartment buildings will be integrated into Investagon. Integration with other systems will also play a greater role in the future in order to further optimize processes.

For McMakler, the decision in favor of Investagon was the start of a long-term partnership: “We decided to sign the contract at very short notice, but consciously – with the clear prospect of long-term cooperation.”

And something else is important to McMakler: “We want to position ourselves as the only real estate broker in the field of investment sales in Germany – also as an alternative to traditional financial sales. To achieve this, we need partners like Investagon who share this aspiration.”
